Arcadia

Location: Along the Scottsdale-Phoenix border (85018, 85016) Price range: $900K–$3M+ Character: Citrus groves, ranch homes, Camelback Mountain views, walkable restaurant scene

Arcadia is beloved for its organic, established character — wide tree-lined streets, mature landscaping, and direct sightlines to Camelback Mountain. Housing stock: A mix of mid-century custom homes, gated patio home communities, and luxury condos. Less teardown opportunity than Arcadia — the existing housing stock is better preserved.
